Hoffman Estates property management

One Point Property Management is based in Hoffman Estates and manages rental homes across the village, from the older subdivisions south of Higgins Road to the townhome communities along Golf Road and the newer neighborhoods near Prairie Stone. Our office is in the Prairie Stone business park off I-90, so a property visit is minutes away.

  • Our office is in the village, so showings, inspections and vendor meetings happen fast
  • Deep experience with association-governed townhome and condo rentals
  • Districts 54, 211 and 220 make family rentals easy to lease

Hoffman Estates grew in waves, and its rental housing shows it. The neighborhoods near Higgins and Roselle Roads date from the 1960s and 1970s and are full of ranches, split-levels and raised ranches on generous lots. Later subdivisions west toward Barrington Road added two-story colonials, and the townhome and condominium communities along Golf Road and around the Poplar Creek area make up a large share of what actually rents.

That mix matters when you hire a manager. A single-family ranch on a quiet street, a townhome under an association with its own leasing rules, and a condo with a move-in fee and elevator reservation each need different paperwork, different showings and different expectations set with the resident. We have leased all three across the village for more than a decade.

What drives demand here

Renters come to Hoffman Estates for the schools, the commute and the space. Districts 54, 211 and 220 serve most of the village. The I-90 interchanges at Barrington Road and Route 59 put O’Hare within half an hour, and the Metra Milwaukee District West line is reachable at nearby stations. Corporate campuses in the Prairie Stone business park and along the I-90 corridor bring relocating employees who want a furnished-quality home on a one or two year lease.

Before you rent out a home in Hoffman Estates

Cook County’s Residential Tenant and Landlord Ordinance applies to most suburban rentals, and it changes how security deposits, late fees and lease renewals must be handled. Associations often require lease approval before a resident moves in. We handle both as part of leasing so nothing is missed.

Questions Hoffman Estates owners ask.

What does property management cost?

A monthly management fee as a percentage of collected rent, plus a leasing fee when we place a new resident. There are no hidden charges; the full fee schedule is in the management agreement before you sign. Request a proposal and you will have the numbers for your specific home within one business day.

Where do you manage property?

The northwest suburbs of Chicago: Hoffman Estates, Schaumburg, Palatine, Arlington Heights, Mount Prospect, Rolling Meadows, Elgin, Algonquin, Crystal Lake, Mundelein and the surrounding communities in Cook, Kane, Lake and McHenry Counties. If your home is nearby but not on the list, ask.

How quickly will my home rent?

A well-presented home priced to current leases in its attendance area usually has qualified applications within the first two weeks. The biggest variables are price, condition and season. We tell you before listing what each choice will likely cost in days on market.

My home is in an association. Can it be rented?

Often yes, but the declaration has to be read first. Some associations cap the number of rentals, set minimum lease terms or require board approval and a move-in fee. We review the documents before listing and handle the approval as part of leasing.
