Elgin property management
One Point Property Management leases and manages rental property across Elgin, from the Victorian homes in the historic districts and the two-flats near downtown to the newer subdivisions on the far west side along Randall Road. Our Hoffman Estates office is a short drive down I-90.
- Experience with two to four unit buildings as well as single-family rentals
- Metra Milwaukee District West service from downtown and Big Timber Road
- Elgin Community College, the hospitals and downtown employers keep demand steady
Elgin is the largest city in the area we serve and the most varied. Its historic districts on both sides of the Fox River hold Victorians, foursquares and bungalows, many of them divided long ago into two or three apartments. Its mid-century neighborhoods have ranches and split-levels. West of Randall Road, subdivisions from the 1990s and 2000s have the larger two-story homes that families rent while they wait to buy.
That variety is why Elgin owners hire a manager. A two-flat with separate utilities, a historic-district single-family with original windows and a new-construction home under an association each need a different lease, different disclosures and a different maintenance plan. We manage all three.
What drives demand here
Elgin Community College, Advocate Sherman Hospital and the Ascension Saint Joseph campus, downtown and riverfront employers, and two Metra stations on the Milwaukee District West line. School District U-46 covers the city. Randall Road is the retail and medical corridor for the west side.

Before you rent out a home in Elgin
Elgin is mostly in Kane County, with a portion in Cook County, and the rules differ by which side of the line your property sits on. Older buildings may need lead-based paint disclosures and updated smoke and carbon monoxide detectors before leasing. We check all of it before listing.
Questions Elgin owners ask.
What does property management cost?
A monthly management fee as a percentage of collected rent, plus a leasing fee when we place a new resident. There are no hidden charges; the full fee schedule is in the management agreement before you sign. Request a proposal and you will have the numbers for your specific home within one business day.
Where do you manage property?
The northwest suburbs of Chicago: Hoffman Estates, Schaumburg, Palatine, Arlington Heights, Mount Prospect, Rolling Meadows, Elgin, Algonquin, Crystal Lake, Mundelein and the surrounding communities in Cook, Kane, Lake and McHenry Counties. If your home is nearby but not on the list, ask.
How quickly will my home rent?
A well-presented home priced to current leases in its attendance area usually has qualified applications within the first two weeks. The biggest variables are price, condition and season. We tell you before listing what each choice will likely cost in days on market.
My home is in an association. Can it be rented?
Often yes, but the declaration has to be read first. Some associations cap the number of rentals, set minimum lease terms or require board approval and a move-in fee. We review the documents before listing and handle the approval as part of leasing.
