Frequently asked questions.

Short, specific answers to what owners, residents and agents ask most. If yours is not here, call or write and you will get the same kind of answer.

For owners

What does property management cost?

A monthly management fee as a percentage of collected rent, plus a leasing fee when we place a new resident. There are no hidden charges; the full fee schedule is in the management agreement before you sign. Request a proposal and you will have the numbers for your specific home within one business day.

Where do you manage property?

The northwest suburbs of Chicago: Hoffman Estates, Schaumburg, Palatine, Arlington Heights, Mount Prospect, Rolling Meadows, Elgin, Algonquin, Crystal Lake, Mundelein and the surrounding communities in Cook, Kane, Lake and McHenry Counties. If your home is nearby but not on the list, ask.

What kinds of property do you manage?

Single-family homes, townhomes, condominiums, two-flats to four-flats and small apartment buildings. Most of our clients own one to a handful of homes; several own more.

How quickly will my home rent?

A well-presented home priced to current leases in its attendance area usually has qualified applications within the first two weeks. The biggest variables are price, condition and season. We tell you before listing what each choice will likely cost in days on market.

How do you screen residents?

Every adult applicant is checked for credit, criminal background, eviction history, verified income and references from prior landlords, using written criteria applied the same way to every applicant. You see a summary and approve before a lease is offered.

When do I get paid?

Rent is paid to you by direct deposit within days of the resident's payment clearing, with a statement in your owner portal showing every charge and credit.

Who handles maintenance, and do I approve repairs?

Residents submit requests through their portal or call the 24-hour maintenance line. Licensed, insured local vendors do the work at rates we negotiate. You set a spending limit; anything above it waits for your approval unless it is an emergency that protects the home or a resident's safety.

What happens if a resident stops paying?

A notice goes out the day the grace period ends, followed by a call. If it is not resolved, we serve the correct Illinois notice and manage the eviction filing and court date with an attorney. Careful screening means this is rare.

I already have a manager. How hard is it to switch?

Usually a single notice letter to your current company, which most agreements allow with 30 to 60 days' notice. We coordinate the transfer of the lease, deposit, keys and records, and introduce ourselves to your resident so nothing is disrupted.

My home is in an association. Can it be rented?

Often yes, but the declaration has to be read first. Some associations cap the number of rentals, set minimum lease terms or require board approval and a move-in fee. We review the documents before listing and handle the approval as part of leasing.

For residents

How do I apply for a home?

Find the home on our available homes page, schedule a showing, then apply online from the listing. Every adult who will live in the home completes an application and pays the application fee.

How do I pay rent or request a repair?

Through the resident portal, which is where you pay rent, set up automatic payments, submit maintenance requests with photos and find your lease. For an emergency repair, call the maintenance line at any hour.

For real estate agents

I am a real estate agent. Do you pay referrals?

Yes. Refer an owner who signs a management agreement and you receive a referral fee for each door, with a larger bonus for portfolios. Your client stays your client: we manage the home and send them back to you when they are ready to sell or buy.

Everyone

Do you allow pets?

That is the owner's decision, made home by home. Allowing pets, with a pet screening and an added deposit or monthly pet rent where the law allows, widens the pool of applicants considerably. Assistance animals are not pets and are handled under fair housing law.

Still have a question?

Call the office, or send it through the contact form and you will hear back within one business day.
