Everything a resident needs, on one page.

If you rent a home managed by One Point Property Management, this is where to pay rent, ask for a repair, and find out what happens when you move in or out. For an emergency at any hour, call (847) 737-4800.

Pay rent and send requests.

Every resident has an online portal. It is where you pay rent, set up automatic payments so you never pay a late fee, submit maintenance requests with photos, and find your lease and notices.

First time in? Use the email address you gave us on your application and choose Sign up. If the portal does not recognize you, call the office and we will resend the invitation.

Open the resident portal

Maintenance and emergencies.

The portal for anything routine. The phone for anything that cannot wait.

Submit routine repairs through the portal with a photo and a description; you will see the status as it moves. For an emergency, call (847) 737-4800 at any hour. If water is running where it should not, turn off the fixture's valve or the main shutoff first.

What counts as an emergency

  • No heat when it is below 50 degrees outside
  • A water leak you cannot stop at the shutoff valve
  • Sewage backing up
  • No electricity that is not a tripped breaker or a neighborhood outage
  • An exterior door or window that will not secure
  • A smell of gas: leave the home, then call the gas company and 911 first

Quick checks before you send a request

A smoke or carbon monoxide detector chirps
Replace the battery. If it keeps chirping or fails when tested, send a request the same day.
Some outlets have no power
Reset any tripped breaker in the panel, then check for a GFCI outlet with a reset button in the kitchen, bathrooms and garage.
The garbage disposal will not run
Press the reset button on the bottom of the unit. If it hums but does not spin, turn it off and send a request.
There is no hot water
Check that the water heater breaker is on or, for gas, that the pilot is lit. Then send a request.
A toilet or sink is clogged
Try a plunger first. Send a request if that does not clear it. Do not use chemical drain cleaners.
The furnace or air conditioning is not running
Check the thermostat batteries and setting, then the furnace filter and the breaker. Send a request if it still does not run.

Apply for a home.

  1. Find a home on the available homes page and schedule a showing at a time that suits you.

  2. Apply online from the listing. Every adult who will live in the home applies and pays the application fee.

  3. We verify income, credit, background, eviction history and rental references, the same way for every applicant.

  4. Approved applicants sign the lease electronically and pay the deposit and first month before keys are released.

Moving in.

Within five days of moving in, walk through the home, note anything that is not right and send us the condition form with photos through the portal. It protects your deposit later.

Clean, empty kitchen in a rental home with the keys on the counter

Your responsibilities

  • Keep the home clean and orderly, inside and out
  • Put utilities in your name before you move in
  • Lawn care, snow removal and light landscaping where your lease assigns them
  • Furnace filters, light bulbs, detector batteries and other minor upkeep
  • Report leaks, pests and damage promptly, even when small
  • Follow city and association rules, including parking and trash schedules

The owner's responsibilities

  • Deliver the home clean, safe and ready to occupy
  • Re-key exterior doors between residents
  • Working smoke and carbon monoxide detectors as Illinois law requires
  • Repairs to the structure, systems and appliances included in the lease
  • A copy of any association rules that apply to you

Moving out.

Give written notice through the portal by the date in your lease. We will confirm your move-out date and send the cleaning checklist.

The move-out inspection happens after all of your belongings are out and the home is cleaned. You are still responsible for the home until every key and garage remote is returned to the office. Leave a forwarding address so the deposit accounting can reach you.

The closer the home is to the condition in your move-in report, less ordinary wear, the faster the full deposit comes back. Deposits are handled under Illinois law and, for homes in suburban Cook County, the county's Residential Tenant and Landlord Ordinance.

Before you hand back the keys

  • Empty every room, closet, cabinet, drawer, the garage and any storage area
  • Clean the oven, range, refrigerator, dishwasher and microwave inside and out
  • Wipe cabinets, counters, sinks, tubs, showers, toilets and mirrors
  • Vacuum and mop all floors; have carpets professionally cleaned if your lease requires it
  • Remove nails and hooks from walls; leave larger holes for us rather than patching them yourself
  • Replace burned-out bulbs and detector batteries; leave the furnace filter fresh
  • Mow the lawn, clear the yard, and put out the last trash and recycling on collection day
  • Keep utilities on through your move-out date, then transfer them out of your name
  • Return every key, garage remote and mailbox key to the office, and leave a forwarding address

Pets.

Many of our homes allow pets. The listing says so, and the owner decides the type, number and any deposit or monthly pet rent. Every pet is screened as part of the application. Assistance animals are not pets and are handled under fair housing law, with no pet fees.

Wherever you live, local ordinances apply: licensing, leashes, cleaning up, and controlling noise. Following them keeps the neighbors friendly and your deposit intact.

Questions residents ask.

Do you allow pets?

That is the owner's decision, made home by home. Allowing pets, with a pet screening and an added deposit or monthly pet rent where the law allows, widens the pool of applicants considerably. Assistance animals are not pets and are handled under fair housing law.

How do I apply for a home?

Find the home on our available homes page, schedule a showing, then apply online from the listing. Every adult who will live in the home completes an application and pays the application fee.

How do I pay rent or request a repair?
