Two fees, in writing, before you sign.
One Point Property Management charges a monthly management fee as a percentage of the rent actually collected, and a leasing fee when a new resident is placed. Every charge is listed in the management agreement. Nothing is added later, and if the home is empty and no rent is collected, there is no management fee.
What the monthly fee covers.
All of it. There is no menu of add-ons.
- Rental analysis and rent-ready recommendations
- Photos, listings on the major rental sites and self-scheduled showings
- Screening of every adult applicant
- Lease preparation, signing and move-in condition report
- Rent collection, late-payment follow-up and direct deposit to you
- Maintenance coordination through the 24-hour line and vetted vendors
- Periodic inspections with photo reports
- Renewal review before every lease end
- Monthly statements, year-end summary and 1099
- Notices and eviction coordination if a lease is breached
Why a percentage and not a flat rate.
A percentage of collected rent means we are paid when you are paid. An empty home costs us too, which is the right incentive for a manager to have. It also means a condo and a five-bedroom house are priced in proportion to the work and the money involved.
The leasing fee covers the work that happens once per resident: photos, listings, showings, screening, the lease and the move-in report. Long tenancies are what we aim for, so it is a fee we would rather charge rarely.
The proposal you receive names the exact numbers for your home. If you are comparing managers, ask each one for the same thing in writing and compare the totals over a full year, including any fees for maintenance coordination, renewals, inspections or statements. Ours are in the list above, included.
Questions about fees.
What does property management cost?
A monthly management fee as a percentage of collected rent, plus a leasing fee when we place a new resident. There are no hidden charges; the full fee schedule is in the management agreement before you sign. Request a proposal and you will have the numbers for your specific home within one business day.
When do I get paid?
Rent is paid to you by direct deposit within days of the resident's payment clearing, with a statement in your owner portal showing every charge and credit.
Who handles maintenance, and do I approve repairs?
Residents submit requests through their portal or call the 24-hour maintenance line. Licensed, insured local vendors do the work at rates we negotiate. You set a spending limit; anything above it waits for your approval unless it is an emergency that protects the home or a resident's safety.
I already have a manager. How hard is it to switch?
Usually a single notice letter to your current company, which most agreements allow with 30 to 60 days' notice. We coordinate the transfer of the lease, deposit, keys and records, and introduce ourselves to your resident so nothing is disrupted.
